1. Introduction

Welcome to Opperman Safari House. These Terms and Conditions (“Terms”) govern your use of our website and services. By making a reservation or using our services, you agree to be bound by these Terms.

2. Booking and Reservations

2.1 Booking Requirements

• All guests must be 18 years or older to make reservations
• Valid identification required at check-in for all guests
• Minimum stay: 3 nights
• Maximum occupancy: 8 guests per booking
• Exclusive use of entire property included in all bookings

2.2 Pricing Structure

• Base Rate: N$25,600 per night (includes up to 4 guests)
• Additional Guests: N$6,400 per night per person (guests 6-8)
• Rates: Quoted in Namibian Dollars (NAD) and include applicable VAT
• Rate Validity: February 1, 2025 – November 30, 2025

2.3 Booking Confirmation

• Reservations require full payment or deposit as specified
• Booking confirmation email constitutes acceptance of these Terms

3. Payment Terms

3.1 Payment Methods

• Bank transfer (preferred for international guests)
• Credit card payments where applicable
• Payment must be received to confirm reservation

3.2 Currency

• All rates quoted in Namibian Dollars (NAD)
• Foreign exchange fluctuations are guest’s responsibility

4. Cancellation Policy

4.1 Cancellation Fees

• 31+ days before arrival: 10% administration fee
• 15-30 days before arrival: 25% cancellation fee
• 8-14 days before arrival: 50% cancellation fee
• 0-7 days before arrival or no-show: 100% cancellation fee

4.2 Force Majeure

Cancellations due to circumstances beyond reasonable control (natural disasters, political instability, travel restrictions) will be considered on a case-by-case basis.

5. Safari Activities and Wildlife Disclaimer

5.1 Wildlife Interaction

• Wild animals are unpredictable by nature
• Guests must follow guide instructions at all times
• Opperman Safari House not liable for wildlife-related incidents when safety protocols are followed
• Guests participate in safari activities at their own risk

5.2 Safari Guidelines

• Never walk alone outside designated areas, especially after dark
• Maintain safe distances from all wildlife
• Follow your guide’s instructions during game drives and bush walks
• The swimming pool is not fenced – guests with children take full responsibility for supervision. A pool cover can be provided for families with very young children upon request.

5.3 Health and Safety

• Guests responsible for appropriate travel insurance
• Medical facilities limited in remote areas
• Guests must disclose medical conditions affecting safari participation
• Emergency evacuation costs are guest’s responsibility
  
  

6. Property Use and Conduct

6.1 House Rules

• Treat the property with respect – this is our family home
• Quiet hours: 11 PM – 6 AM
• Smoking permitted in designated outdoor areas only
• No removal of plants, rocks, or artifacts from the 44,500-acre conservancy
• Respect conservation efforts and environmental guidelines

6.2 Damage and Liability

• Guests liable for any damage to property or equipment
• Report any damage immediately to management
• Additional charges may apply for excessive cleaning or repairs

7.1 Accommodation Includes

• Private and exclusive use of main house (4 bedrooms)
• All meals: breakfast, lunch, dinner, and snacks
• Local beverages: soft drinks, water, juices, coffee, tea
• Local spirits and 2 complimentary wines per stay
• Daily housekeeping service
• Private guide and tracker services
• Private game drive vehicle
• Guided bush walks
• Use of binoculars (one pair per bedroom)
• Complimentary Wi-Fi (limited bandwidth)

7.2 Services Not Included

• Laundry services
• Sundowner drinks (additional charge)

8. Travel and Accessibility

• Property located 30km from private airstrip
• Self-drive directions provided upon booking confirmation
• Airport transfer services available for additional fee
• 4WD vehicle recommended for access road

8.2 Travel Documentation

• Valid passport required for international guests
• Visa requirements are guest’s responsibility

• Property operates on generator power with occasional maintenance
• Water conservation important in arid environment
